TEHA Group’s Real Estate & Construction practice supports private operators, institutional investors, and Public Administration bodies in market positioning, ESG impact measurement, and enhancing the value of the sector’s contribution to the economy, local communities, and society as a whole.
The real estate and construction sector in Italy is undergoing profound transformations: socio-demographic changes, increasing regulatory complexity, and the challenges of the green and digital transitions are reshaping market dynamics. Yet the sector's potential is immense: it is a key driver of national GDP, and urban regeneration alone could generate an impact of up to €1.6 trillion between 2025 and 2050, unlocking a potential market worth €1.36 trillion.
We believe it is essential to make urban regeneration a fully structured industrial sector, foster innovation and growth in smart buildings, and support the development of data centers as strategic infrastructure for territorial competitiveness and connectivity. These three areas represent the thematic verticals around which the practice develops research projects, forums, conferences, and events, producing content and specialized knowledge on the Italian real estate market and trends in the construction sector.

Focus Strategic Advisory for Public Administration
TEHA supports public entities through strategic analysis and advisory activities aimed at enhancing large-scale real estate and infrastructure projects. This approach is based on a structured co-design process built on continuous dialogue and result validation, helping guide territorial transformation through evidence-based decision-making tools, measurable impacts, and sustainability criteria.
Our work is developed along three key directions:
- Public Asset Enhancement and Territorial Analysis: support in defining strategies to enhance the value of real estate and territorial assets through the analysis of development drivers, investment needs, and national and international benchmarking of enhancement and PPP models.
- Public-Private Partnership Facilitation and Strategic Guidance: support in structuring collaborative models between public and private stakeholders, from defining strategic directions and operational guidelines to providing technical support for partnership planning and implementation, including the development of proposals and recommendations for public decision-makers.
- Impact Measurement and Stakeholder Engagement: development of socioeconomic and environmental impact assessment models and facilitation of dialogue among public administrations, investors, and industry operators, strengthening the role of Public Administration in the regeneration process.
Focus Strategic Advisory for the value chain
This phase builds on the positioning work, translating it into an operational business development roadmap. The engagement may include a range of activities, such as:
- Refinement of the company’s value proposition, with a focus on the differentiating benefits for key stakeholders and end users.
- Definition of the strategic narrative and key messages, highlighting, for example, scientific rigor, technical expertise, risk mitigation, and decision-making efficiency.
- Identification and prioritization of commercial targets and potential partnerships, including the development of a structured stakeholder map and a shortlist of high-potential contacts.
- Organization and facilitation of business meetings with prospective clients, industrial partners, and qualified stakeholders, leveraging the TEHA network, where appropriate.
- Strategic sounding board support on the offering model, development priorities, collaboration opportunities, and any adjustments to the business model that may be required.
